Jeonse vs Wolse: Korea's Rental System Explained

Korea's rental system confuses every foreigner. Instead of just paying monthly rent, you might need to hand over $100,000+ as a deposit. Here's how it actually works.

What is Jeonse (전세)?

Jeonse is a large lump-sum deposit (typically 50~80% of the property value) that you give to the landlord. In return, you pay zero monthly rent. When your contract ends (usually 2 years), the landlord returns your full deposit.

The landlord invests your deposit money and keeps the returns. You get free housing. In theory, everyone wins.

What is Wolse (월세)?

Wolse is closer to "normal" rent. You pay a smaller deposit (보증금, typically 5~20 million KRW) plus monthly rent. The higher your deposit, the lower your monthly rent.

Which Should Foreigners Choose?

Most foreigners go with wolse. Here's why:

  • You probably don't have ₩200M sitting around
  • Jeonse requires trusting a stranger with your life savings
  • Korean jeonse loan (전세대출) is hard to get as a foreigner
  • If you plan to leave Korea in 1-2 years, wolse is simpler

The Jeonse Risk (전세사기)

⚠️ Jeonse fraud has become a serious problem in Korea. Some landlords take deposits from multiple tenants, then disappear or go bankrupt. In 2023-2024, thousands of tenants lost their deposits.

Protect yourself:

  • Register your lease immediately (전입신고 + 확정일자)
  • Get 전세보증보험 (deposit insurance) from HUG or SGI
  • Check the property's 등기부등본 (registration) for existing loans
  • Never deposit more than 80% of property value
